New Homes Direct, a website offering homes and apartments from developers at discounts of up to 20%, is being launched this month. This is the first website of its kind that allows properties to be reserved online by credit card.
Deals and discounts from New Homes Direct are available free to private buyers or investment buyers who join the New Homes Direct Property Investment Club, which costs only £250.

New Homes Direct is brand new online property service offering property direct from the developer or builder, with discounts of 10- 20%. The key to being able to offer large discounts is opening up the off plan option.
Typically property developers and builders will sell all or part of their development in advance, by selling property off plan. The developer can be prepared to provide incentives of as much as 20% in order to generate off plan sales.
Most off plan properties are sold for buy to let or as investment property. However, New Homes Direct off plan properties will also be available to the private buyers.
Buyers can reserve an off plan property online for as little as £500-1000, plus valuation and disbursement fees. Exchange is normally within 28 days (in order to secure the discounted price). Developers will require a 5-10% deposit at exchange. Once this initial investment has been made the buyer can be secure in the knowledge that the property is already worth an additional 10-20% and could also be increasing in value inline with house prices. The long gap between the exchange and completion date also gives buyers time to sell their house and get their finances in order.
Deals and discounts can also be available:
• at different times of the year – in order for developers to reach their end of year targets
• when the market is slow or to stimulate demand, e.g. during holiday periods or the winter, or when interest rates are increased
• when supply outstrips demand, for example in areas with lots of new developments
• as part of a phased development, where the second phase cannot commence until all the first phase is sold

Membership is only £250 (plus VAT) and will be refunded when the investor reserves the first property (in the first year). Unlike other property clubs, there is no finder’s fee.
