- Cost effective way to adhere to new Energy Performance Regulations
- EPCs available at fixed price for properties of ALL sizes
- Protect investment outlay on new boilers & heating systems
- Just £99 a year for boiler breakdown AND annual inspection AND gas safety certificate
- Recognised by Which? as most competitively priced boiler service

NEW ENERGY regulations affecting the rented sector could be a big drain on landlords’ profits if they fail to look after their properties’ utilities – and stick to the law.

But the rising costs involved in adhering to increasingly strict legislation on energy can be easily contained by accessing professional services at residential prices from HomeCall+.

The insurer’s new trilogy of utility breakdown policies is available to landlords at the same price as that offered to all consumers – starting at just £99 a year to cover breakdown of both gas and electric heating systems, a full boiler inspection and gas safety certificate.

“The new legislation affecting landlords on energy and utility standards is good news both for the environment and for the landlord-tenant relationship, but it also involves an extra cost that eats into landlords’ profits,“ says HomeCall+ MD John Williams.

“With the parlous state of the property market right now, selling properties is a worst case scenario, so maintaining maximum occupancy whilst keeping costs down is crucial for any landlord.”

The annual inspection and certificate – in itself worth around £50 – is a double guarantee for landlords. It increases the longevity of the boiler, and if it does malfunction, an engineer will aim to be on site within two hours for emergencies and by the next day for heating breakdown.

“No tenant wants to pay rent for a property that has problematic heating or hot water so it’s in everyone’s interest to put in place measures that will deal with any breakdown with the minimum of stress, effort and cost,” he adds.

As well as the three levels of cover available – Evergreen, Rainbow and Lightning (see editor’s notes) – HomeCall+ can provide landlords with a UK-wide network of qualified Domestic Energy Assessors, a professional service that all landlords will need to access when Energy Performance Certificates become a legal requirement October 1st.

HomeCall+ has secured a market beating deal with two DEA companies to provide EPCs for properties of any size for a fixed cost of £60 – so an EPC for a six bedroom house would cost no more than one for a two bed flat. Plus, discounts are offered to landlords needing EPCs for a portfolio of properties.

“The buoyant state of the lettings market right now means there is excellent potential to maximise income, but increasingly stringent new laws mean that those who don’t measure up will lose out,” says Williams.

“With fines of between £500 and £5,000, failure to produce Energy Performance Certificates to prospective tenants is a risk not worth taking.”

Should the heating or hot water system fail, one call to the HomeCall+ hotline will bring a fully qualified Corgi or NICEIC registered tradesman to the property, avoiding the potentially ruinous cost of an emergency call-out fee from an unknown tradesman.

“Our tradesmen are all fully vetted, experienced and helpful and all their work is guaranteed. You can’t say that of someone picked out in desperation from the phone book.

“For any landlord, whether they have just one property or a larger portfolio, these policies help protect their investments, maintain good tenant relationships and, crucially, keep them on the right side of the law,” says Williams.
