So what does the change in planning laws mean?
Homeowners will be allowed to build single-storey extensions that stretch up to eight metres beyond their property’s rear wall without needing full planning permission. At the moment, owners of terraced houses can only build three metres from their back wall without permission while owners of detached properties can extend their home by four metres.
Businesses will also be able to expand shops by 100 square metres and industrial units will be able to extend by 200 sq m. Likewise, shops and offices will be permitted to develop up to the boundary of the premises, without needing permission. Local Government revealed that flats will be able to be created above shops without needing planning permission. Two flats will be allowed to be created in storage or office space, rather than the current one. A consultation is currently under way on the proposal to ease existing rules, for a three-year period. Individual Local Councils have the right to decide whether they wish to agree on and implement this decision.
