Attic Self Storage research reveals average cost and size of London homes by borough

Attic Self Storage released its latest research today, showing the average size of homes by London Borough, and how much space costs per square metre in each area. The research used government datasets to reveal the average floorspace of different types of property in the capital's 32 boroughs.

Londoners can use the infographic to understand where they’ll get the most bang for their buck when moving homes.

Some of the findings were to be expected. Wealthy Kensington & Chelsea is the borough where a metre square costs the most - coming in at a hefty £21,797. On the other hand, the further east you go, the amount you pay keeps dropping - a square metre in Barking & Dagenham will cost you £3,916, the cheapest in London.

The capital’s biggest homes are found in leafy Richmond upon Thames, where the average property is a spacious 100m2. By contrast, nearby Merton had the smallest homes in the capital, at 62m2 on average.

As might be expected, London’s outer boroughs tend to have larger homes, whereas properties in the inner city areas such as Hackney, Islington and Southwark tend to have less floor space. The only exception to this rule are wealthy central boroughs such as Kensington & Chelsea and Hammersmith & Fulham, where homes are up to 20m2 larger on average.

Spend enough time in London and you’ll know there’s a north-south divide in terms of cost, especially in the inner city. Homes on both sides of the Thames are around 73m2 on average, yet those to north will cost significantly more. In Islington for instance, you can expect to pay £11,280 per square metre. But head due south to Lambeth and the same amount of space will cost you £8,440.

In the capital as a whole, the average house price is £656,495, and the average square metre of property in the city will set you back £8,091.

The research also reveals how different kinds of properties (houses, flats, maisonettes, bungalows) cost more or less in different parts of London. The biggest properties of all types were consistently found in the traditionally well-off boroughs. All the same, the research revealed some interesting trends, in that some of the biggest flats can be had in otherwise cramped Tower Hamlets.
